Welcome to my Squamish Market Update -August 2026.

As summer closes out, local real estate trends point toward an increasingly buyer-oriented climate. Key performance metrics reflect a deliberate shift across the Squamish landscape: total transactions fell, pushing the sales-to-active ratio down to 12.7%, while days on market increased to listings averaging roughly 40 days on the market. On average, final contract values settled around 95% of asking prices, confirming that purchasers are successfully negotiating meaningful adjustments. Keep in mind, this stat does not take into account if a property underwent a number of price adjustments.

    • New listings / Sales
        • Detached: 16 new / 14 sold → balanced (15%)
        • Townhomes: 14 new / 7 sold → balanced (16%)
        • Apartments: 17 new / 7 sold → buyers (10%)
        • All types: 52 new / 28 sold → overall balanced/buyer edge (12%)
    • Benchmark prices (HPI)
        • All types: $1,076,500 (-3% y/y).
        • Detached: $1,661,600 (-6% y/y).
        • Townhome: $1,009,100 (+1.8% y/y).
        • Apartment: $571,500 (-7.5% y/y)

Well-priced, move-in-ready single-family homes in affordable neighborhoods / with rental income opportunity continue to attract motivated buyers. The same goes for turn-key renovated properties priced realistically for today’s rate environment. Townhomes under $1M are still seeing healthy movement – mostly around $900,000 point – though anything stretching over that $1M threshold has slowed considerably. Meanwhile, properties over $2M remain fairly stagnant with limited buyer activity.

The condominium market has largely stalled across most segments, with momentum reserved almost exclusively for unique layout offerings, newer offerings or exceptional price points. Compounding this, recent negative media attention surrounding the Downtown core(which is where majority of our condominium inventory is) has placed additional downward pressure on an already constrained market.

In summary, buyers currently benefit from increased leverage and opportunity. For sellers, success depends on strategic pricing and turn-key presentation.
